In June 1996, J. Timothy Padgett formed Delta Title Services, with its headquarters in downtown Cincinnati. Tim founded Delta with one main purpose: to provide quality title and legal research to its clients. Delta strives to achieve this purpose by knowing the client's needs, being responsive to those needs, and modernizing its methods to meet those needs.

Delta Title Services boasts a list of over 65 local, regional, and national clients, spanning the title, real estate, and banking industries. The company currently has title research operations in nine counties in southwestern Ohio.
